Strata Inspection Reports

What is a strata inspection report?

A strata inspection report is an important document containing all you need to find out everything about your potential new home or investment. A strata report will include information about the history of the property, the current strata levies and maintenance fees and if any future works have been discussed and planned.

The strata inspection report will also outline any disputes that have occurred among current occupants and will reveal how well maintained the complex facilities are.

A strata report may also be referred to as an Owners Corporation Records Inspection, or strata search. They can only be obtained for residential and commercial properties that are strata titled, company titled or community titled.

Why you need to invest in a strata report before making a purchase?

The last thing anyone wants is to buy a property that is about to experience a substantial increase in levies due to a problem with the building’s structure, water penetration issues, concrete cancer, legal disputes or because of another serious issue. Similarly, no one wants to purchase a unit or townhouse where there is tremendous tension between residents. Disputes between neighbours are not only uncomfortable for new homeowners, but if you are investing, this can cause a problem for occupant retention.

The strata report is an honest report covering everything you need to know before making your final decision.
