Today we remember the innocent lives taken on Octo Today we remember the innocent lives taken on October 7, and the families whose lives were changed forever.

We honour those who were lost, stand with those who continue to grieve, and remember all who still carry the scars of that day.

May their memories never be forgotten. 🕯️🇮🇱

STOP NEGOTIATING ON PRICE One of the biggest mist STOP NEGOTIATING ON PRICE

One of the biggest mistakes property buyers make is assuming negotiation is simply about getting the vendor to accept a lower number.

It isn’t.

After 30+ years in property and formal negotiation training through Harvard Business School, one thing continually stands out:

Price is often the most visible part of a property negotiation, but it is rarely the whole negotiation.

Before I start moving money, I want information.

Why is the vendor selling?
Have they already bought?
When do they want to settle?
Has another contract fallen over?
What feedback has the campaign received?
Is the vendor chasing the last $20,000, or do they value certainty more?

Those factors can influence the outcome just as much as the headline price.

Another mistake is negotiating against yourself.

$1.80m.
$1.82m.
$1.84m.
$1.85m.

Every time the agent says, “we need more”, the buyer increases.

But what actually changed?

Did the vendor move?
Did another buyer improve?
Did the terms change?
Or did the buyer simply demonstrate that more money appears every time they are asked?

A negotiation should involve movement from both sides.

And the strongest offer is not always the highest offer.

Certainty has value.
Timing has value.
Terms have value.
Credibility has value.

Sometimes the best move is not another offer.

It may be a question.
It may be silence.
It may be changing a term.
It may be allowing the agent to take your existing offer back.

And sometimes it means being prepared to walk away.

Before asking:

“How much more should I offer?”

Ask:

“What does the other side need in order to say yes, and which parts of that can I give them without unnecessarily giving away price?”

That is where real property negotiation begins.

Proud to have played a part in helping drive these Proud to have played a part in helping drive these changes.

The discussions around underquoting reform started five years ago. I’m not someone who gives up easily, but there were times when keeping the conversation moving took everything I had.

Meaningful reform rarely comes from everyone agreeing. It comes from being prepared to have difficult conversations, challenge accepted practices and stay engaged long enough to turn those discussions into action.

The NSW Fair Trading Underquoting Roundtable and Action Plan is now delivering significant reforms aimed at greater price transparency, stronger enforcement, increased accountability and better protection for property buyers.

This is what can be achieved when government, regulators, industry and consumer representatives are prepared to sit at the same table and deal with difficult issues constructively.

There is still work to do, but I’m proud to have been part of the discussions that helped get us here.

That framing is also consistent with Fair Trading’s published action plan, which specifically targets stronger regulatory compliance, price transparency, legislative reform and industry accountability.
